1. How Long Have You Been In Commercial Real Estate?
  I started my own company in 1986, but have been developing and selling   commercial real estate since 1975.

2. Are You from Greenville?
   I am originally from Camden, SC, but after leaving High School there, I have   lived in California, Japan, Louisiana and Texas. I moved to Greenville in 1986,   following the dissolution of the company I was heading in San Antonio, Texas.

3. How Many Properties Have You Been Involved With?
  I have developed over $135,000,000 in commercial property, and brokered   properties valued at more than $102,000,000 in Texas, Louisiana, and the   Carolinas.

4. What is the VIP Buyers Program?
  A program designed especially for buyers that furnishes them "hot", new on   the market, listings quickly, so they can have first look at these properties. In a   dynamic market, good deals do not last very long.

5. What is the "No Listing Fast Track Program"?
  This unique program is especially designed for property owners, who want to   keep the "traffic" and exposure of their properties to an absolute minimum. At   the same time these sellers can receive high paying offers on their properties,   without actually having to list their properties for sale.

7. How Much Money Do You Spend in Marketing Properties?
  On the average property I will devote approximately of $3,100 in marketing   "hard" costs.

8. What is Your Commission Structure?
  It depends on the size of the transaction. It could be as little at 3%, up to 10%   of the purchase price if it involves raw land. However, my properties sell on   average of 2% more than all other properties do through the Board of Realtors   (4 units on Up) - See #10 for more information.

9. What is the Average Type Project You Work on or Size Transaction You Would Work With?
  My average transaction is a little over $650,000. However, I have sold duplex   properties and assisted investors in properties as large as 241 units.

10. What is the Average Sale Price of Your Properties?
  On average, my properties sell at 94%+ of the asking price.
